Building on the water
The Keys is the hardest lot type on the South Shore to get right, which is exactly why most of our work here is demolition and rebuild.
These are dredged lagoon lots with a high water table, narrow setbacks, and lake-edge coverage rules that punish a careless plan. A house on the water can only carry so much new impervious surface, and the foundation has to be engineered for ground conditions that change with the lake level. We read the coverage math and the geotech before anyone falls in love with a floor plan, so the budget you sign is the budget you build.
Most homeowners here are taking down a tired 1960s or 70s waterfront house and putting up a modern one on the same footprint. We have done that on the open water and on the interior lagoons, where the coverage limits and foundation work are most demanding.
