Montgomery Estates sits up the grade on the streets above Meyers, and we have built a steady cluster of new homes across them.

The lots here run larger than the basin floor and the ground is steeper, so site work and drainage do real work before framing starts. A hillside parcel changes where the house can sit, how the driveway climbs, and how snow sheds off the roof, and those are decisions we want settled in feasibility rather than discovered mid-build. We engineer the foundation and the snow load to the conditions on the actual lot.

These were ground-up custom homes on these streets. Building repeatedly in one neighborhood means we have already learned where the surprises hide here, in the geotech, the access, and the gap between what a homeowner pictures and what the coverage math allows.
