Near the Y
Sierra Tract is one of the older established neighborhoods near the Y in South Lake Tahoe, and we build new homes on its lake-level streets.
The neighborhood is built out and flat, close to the Upper Truckee, so a new house usually replaces an aging one and the existing coverage, setbacks, and older utilities on the parcel set the terms. We work that out in feasibility and put real numbers on it before the design locks in, which keeps the budget you sign close to the budget you build.
Our Sierra Tract work is ground-up new construction, taken from the raw lot through final inspection.
